Staging Homes & Condos That Are Not For Sale!
As a Vancouver based Home Stager for properties that are selling, today I want to talk about staging properties that are “not for sale.” Rental properties should be treated no differently that properties that are being listed to sell. A “first impression” is a “first impression” any way you look at it. If a home will sell for more money & more quickly if staged properly, so too will a rental unit rent for more money & more quickly.
If an apartment has become vacant & the “for rent” sign is being placed on the lawn, why not go that extra step to create a space that people will be longing to rent. Instead of painting the walls a builder beige or cool white, why not warm it up with a colour that feels more welcoming to prospective renters. Benjamin Moore has some great neutral alternatives to the whites & beiges i.e. CC-110 Muslin Zen, CC-120 Stone House, CC-90 Natural Linen and a wonderful trim colour is the flawless CC-40 Cloud White.
Why is it that most rental properties, and I have rented a number in my day, always have the standard beige carpet? I suppose it’s to match the beige walls! There are lots of wonderful alternatives to the beige carpet that cost no more, but look so much better.
Simple updates to kitchen cabinets and closet doors can be brushed nickel pulls, which come in many different shapes & sizes & are relatively inexpensive.
Another fabulous way to update a tired dark space is lighting. Some of the Big Box stores have amazing deals on light fixtures and in every style imaginable, from chandeliers, semi flushmounts, flushmounts, floor lamps, table lamps and track lighting, at prices that can’t be beat.
