What is the Intended Use of Each Room?

One of the most important things to remember when you are getting your home ready to sell, is to make sure that the rooms show what they are intended to be used for. If you are using the dining room as a make shift office, turn it back into a dining room and add a chandelier. If you only have 2 bedrooms and you are using one as an office, turn it back into a bedroom. You get the idea.

But why can’t buyers just imagine what it could look like? I get asked this question a lot, and the simple answer is that the majority of people can’t imagine or envision what a room could/should look like, that’s my job. That part is easy for me, but that’s because that’s what I do. I used to take it for granted, that everyone can do it but the reality is they can’t and that is often why some homes can take so long to sell.

A recent client is a perfect example of what I am referring to, he and his wife have lived in their home for many years and couldn’t see the potential of setting up the house any differently than they did. The open concept family room/kitchen was only set up with a massive dining table which blocked the beautiful fireplace and only served the purpose of eating, not hanging out as a family or and taking full advantage of the open concept lifestyle that the home was intended for.

With some moving around of furniture, adding a chandelier to the “actual” dining area,  borrowing a few things from family members, they repurposed the rooms and this is the result.
